Libby Racansky was present regarding the application. Using an electronic presentation, Libby expressed concerns regarding the Nash Road extension, wetlands, increased traffic, pests, and diseases. L. Racansky stated the road extensions do not conform with municipal, regional, and provincial policy statements.
Jim Derlatka was present in opposition to the application. Jim expressed concerns about increased traffic congestion, pollution, and overwhelmed emergency services. J. Derlatka stated that the development would result in more noise, construction, and loss of green space and habitats. Jim also noted that the development would increase the rat population on Nash Road. J. Derlatka explained that he circulated a petition on social media, which received around 100 signatures, and answered questions from Members of the Committee.
Thorsten Koseck was present and expressed frustration with the Ontario Land Tribunal process. Thorsten raised concerns about traffic, the accuracy of studies, and the development of isolated pockets without adequate infrastructure such as parks, schools, and hospitals. T. Koseck emphasized that Bowmanville Avenue should be extended to two lanes and urged the Committee to consider the bigger picture, follow a comprehensive plan with accurate studies, and stop the isolated developments. Mark Jacobs, The Biglieri Group, was present on behalf of the owner. Mark provided an overview of the site, the planning policy, the Brookhill Neighbourhood Secondary Plan, and the proposed development. M. Jacobs displayed the conceptual streetscapes for the semi-detached, single-detached, and street townhouses. Mark outlined the concept plans, proposed zoning regulations, and additional supporting documents submitted. Mark answered questions from Members of Committee.
